Excellent LLC is an Insurance Agency (dba Seguro Insurance), Owner of a Mortgage Brand for Mortgage Loan Originator Andrew Ken Pehrson (dba Hipotec Mortgage), a Business Consulting Firm (dba Excellent Business Solutions), and Owner of a Sports Enthusiast Brand (dba Epic Park Games).

Insurance: We help individuals and families compare and secure coverage, including the "Infinite Banking" concept utilizing Whole Life Insurance, often referred to as "The Excellent Wealth Strategy" throughout our website and marketing materials.

Disclosures: We are not a registered investment advisor, law firm, or CPA firm. Information provided is not tax or legal advice.

Business Relationship: You hereby understand and agree that by using this Website, you automatically and without any further action have established a business relationship between you and Excellent LLC. As a result, you agree to allow to contact you about its business via telephone, e-mail and /or standard mail using the contact information you have provided. You hereby consent to such contact even if your phone number is on any Do Not Call list.

3. SMS Communication Program

By submitting your contact details, you enroll in our SMS program for notifications, alerts, and occasional marketing regarding insurance inquiries, appointments, and updates.

Opt-Out: Text "STOP" to (385) 429-2940 at any time. We will send a confirmation SMS.

Support: Reply "HELP" or email [email protected] for assistance.

Frequency: You will receive varying message frequencies, typically 3–5 messages per week depending on interaction.

Rates: Message and data rates may apply.

Liability: Carriers are not liable for delayed or undelivered messages.

4. Prohibited Conduct and Communication Services

Excellent LLC's website may contain bulletin board services, chat areas, news groups, forums, communities, personal web pages, calendars, and/or other message or communication facilities designed to enable you to communicate with the public at large or with a group (collectively, "Communication Services"), you agree to use the Communication Services only to post, send and receive messages and material that are proper and related to the particular Communication Service. By way of example, and not as a limitation, you agree that when using a Communication Service, you will not:

•Defame, abuse, harass, stalk, threaten or otherwise violate the legal rights (such as rights of privacy and publicity) of others.

•Download any file posted by another user of a Communication Service that you know, or reasonably should know, cannot be legally distributed in such manner.

•Falsify or delete any author attributions, legal or other proper notices or proprietary designations or labels of the origin or source of software or other material contained in a file that is uploaded.

•Restrict or inhibit any other user from using and enjoying the Communication Services.

•Violate any code of conduct or other guidelines which may be applicable for any particular Communication Service.

•Harvest or otherwise collect information about others, including e-mail addresses, without their consent.

•Violate any applicable laws or regulations.

Excellent LLC has no obligation to monitor the Communication Services. However, Excellent LLC reserves the right to review materials posted to a Communication Service and to remove any materials in its sole discretion. Excellent LLC reserves the right to terminate your access to any or all of the Communication Services at any time without notice for any reason whatsoever.

Materials uploaded to a Communication Service may be subject to posted limitations on usage, reproduction and/or dissemination. You are responsible for adhering to such limitations if you download the materials.

5. Refunds and Cancellations

Professional & Consulting Services

Completed Sessions: Fees for consultations already conducted are non-refundable.

Retainers: Unearned portions of a retainer may be refunded upon termination, minus processing fees and work performed.

Cancellation Policy: You must provide at least 24 hours' notice to cancel or reschedule. Late cancellations or "No-Shows" may incur a fee.

Fees for business consulting, financial management, and other professional advisory services are generally considered earned upon delivery of the session or the completion of the specific task (e.g., document review, strategy plan).

Epic Park Games and Excellent Merchandise

Made-to-Order: Products are fulfilled automatically; returns/refunds are only accepted for items that arrive damaged or defective.

Claims: Request a replacement within 30 days of delivery with photographic proof.

Lost Packages: Claims for items lost in transit must be submitted within 30 days of the estimated delivery date.

Since Products are made-to-order and automatically sent to fulfillment once an order is placed and the payment is made and received in full, by placing an order for a Product you agree that returns or refunds will not be accepted except as stipulated herein. We do not offer or guarantee that order cancellation is available, and thus have no obligation to ensure it and will have no liability if cancellation is not available.

Returns or refunds will only be offered when a Product arrives damaged, defective, or not in line with reasonably expected quality standards. In such case, you have the right to request a replacement Product or refund within 30 (thirty) days of the delivery of a Product, with us having the right to request proof, such as photographs, to review the claim.

Furthermore, for order packages lost in transit, you must submit all claims no later than 30 (thirty) days after the estimated delivery date, including in case an order has not been delivered due to the fault of the carrier or in case of an invalid address.

Risk of loss or damage passes to you upon our delivery to the carrier, and it is your responsibility to file claims with the carrier for lost shipments. Our fulfillment partner cannot guarantee delivery to P.O. boxes.

Mortgage and Insurance Services

Third-Party Costs: Any fees paid to third parties (such as appraisal fees, credit report fees, or government filing fees) are non-refundable once the service has been ordered or the fee has been remitted to the third party.

Brokerage Fees: Commission-based services are governed by the specific loan or insurance disclosures provided at the time of application. Please refer to your specific Loan Estimate or Insurance Policy Disclosure for detailed cancellation and refund terms.

6. Disclaimers and Limitation of Liability

"As-Is" Basis: All products and services are provided on an "as-is" and "as-available" basis. To the fullest extent permitted by law, Excellent LLC disclaims all warranties, express or implied, including but not limited to implied warranties of merchantability or fitness for a particular purpose.

Accuracy: While we strive for accuracy, the website may contain errors. Advice received should not be relied upon for personal, medical, legal, or financial decisions.

Risk: You use this website at your own risk. Excellent LLC is not liable for any physical injury or property damage resulting from the use or misuse of our games, sports, and products.

Product & Game Safety: By purchasing or using products from Excellent LLC or dba Epic Park Games, including physical games, apparel, and accessories, you acknowledge that certain activities may carry inherent risks. Excellent LLC or dba Epic Park Games is not responsible for any physical injury, property damage, or loss resulting from the use, misuse, or play of our games and products.

INDEMNIFICATION/LEGAL RELIEF

You agree to indemnify and hold Excellent LLC harmless from and against any and all loss, cost, damage, or expense including, but not limited to, reasonable attorneys’ fees incurred by Excellent LLC arising out of any action at law or other proceeding necessary to enforce any of the terms, covenants or conditions of the Agreement or due to your breach of this Agreement.

This Agreement supersedes any and all prior and contemporaneous oral or written agreements or understandings between you and Excellent LLC. No representation, promise, inducement or statement of intention has been made by you and Excellent LLC that is not embodied in this Agreement. You and Excellent LLC shall not be bound by, or liable for, any alleged representation, promise, inducement, or statement of intention not contained in this Agreement. A printed version of this Agreement shall be admissible in judicial or administrative proceedings based upon or relating to this Agreement to the same extent and subject to the same conditions as other business documents and records originally generated and maintained in printed form. You agree that each provision of this Agreement shall be construed independently of any other provision of this Agreement. The invalidity or unenforceability of any particular provision of this Agreement shall not affect the other provisions hereof. In the event any provision of this Agreement is deemed unenforceable, including, but not limited to, the liability disclaimers above, the unenforceable provision shall be replaced with an enforceable provision that most closely reflects the intent of the original provision.
